Metro’s 2024 Housing Initiatives: Transforming LA’s Transit Sites

According to an article published by CoStar on February 7, 2024, the Los Angeles County Metropolitan Transportation Authority (Metro) is addressing the region’s housing shortage by developing affordable housing on its underutilized properties near transit stations. Metro has identified 36 sites for potential development, with six already in progress, including the Centro Westlake project above the Westlake/MacArthur Park Station. This project, a partnership with the Walter J. Company, features two high-rise towers (44 and 34 stories) with 668 residential units, 234 of which are income-restricted, alongside a hotel, office space, and retail. Other notable projects include a 187-unit affordable housing complex near the Vermont/Santa Monica Station and a 162-unit development at Hollywood/Western Station, both prioritizing affordable housing. Metro’s strategy leverages transit-oriented development to provide housing near public transit, reducing car dependency and supporting sustainable urban growth. The agency is also exploring joint ventures and ground leases to fund these projects, with community input shaping developments like Centro Westlake to include local business spaces and open areas.
